Exterior Equipped with a Fully Customized Pool & Spa Experience, the backyard features a large heated saltwater pool with a mood lighting system that automatically turns on at night. Built into the pool, you will find a saltwater hot tub that features the same mood lighting and a waterfall that flows into the pool below, creating a relaxing, true spa atmosphere. With a 9ft privacy fence around the entire yard, oversized dining table under the back porch, propane grill, outdoor shower, and plenty of seating around the pool, the backyard is primed for great cookouts and downtime after a long day at the beach and exploring the Emerald Coast. The front of the house features enough parking for 8 standard-sized vehicles, provides 6 bike cruisers, and has porches on the ground and upper levels with seating available to hear and feel the warm ocean waves and breeze. Interior The inside of The Retreat is one of the few properties that can comfortably accommodate its maximum occupancy of 20. You will not find pull out couches in the middle of living rooms and daybeds stuffed into bedrooms attempting to cram in as many people as possible. Instead, this property features 8 large bedrooms with 8 en-suite bathrooms. 7 of these bedrooms boast king-sized beds with high-end mattresses, bed linens, pillows, 50” smart TV’s, and luxury bathrooms with fully-tiled showers and large quartz vanities. The bunk room is oversized, and is fitted with 2 full-over-queen bunk beds that consist of the same high-end mattress, bed linens, and pillows as the other 7 bedrooms. Attached to this room is another en-suite bathroom with a tiled shower and quartz double vanity. The main level of this home was built to encompass an open concept design with the kitchen, dining area, and living room being a perfect place for conversation, entertainment, and family-style dining. By confirming your booking, you agree to adhere to the Rental Rules set forth in this listing. This property has a MAXIMUM OF 20 INDIVIDUALS. If you bring more people (including children) than agreed upon by your reservation, you will be asked to leave without a refund and/or charged an extra $25/person per night. QUIET TIME is 10pm to 6am. The host reserves the right to have noise sensors on the property and contact the guest if a noise threshold has been broken. Early check in or late check out will result in $75/hr fee past the Check-Out time. All persons MUST BE 25 years of age or older to rent this property. A damage deposit and/or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred, the home is left in the order it was found, and there have been no other violations of rental policy, the deposit (if applicable) will be fully reimbursed after Check-Out. Damage insurance coverage is a non-refundable fee. NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. NOTE: You will be personally responsible not only for any direct damages, but also for any loss of rental income and any other indirect third party damages that result from your stay (Ex. Accommodation and travel expenses of guests checking-in after you, in-case they are delayed until repairs are done). - If any mattresses have been “wet,” loss of full damage deposit will result. - ABSOLUTELY NO SMOKING IS PERMITTED! Trash bins must be pulled to the curb on trash days and brought back no later than the evening of the same day. Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter the home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. The parking space for the house is in the driveway of the house only. There are enough parking spaces for up to 8 vehicles. Vehicles parked on the side of the road are in violation of city ordinances. 6. Please abide by the Pool Rules that are posted in the House Rules section of this listing. NO DIVING of any kind is allowed in the pool or hot tub. Guests must abide by all laws and ordinances of the state of Florida, Okaloosa County, and the city of Destin. You are staying at this property and using the facilities at YOUR OWN RISK. 7. All guests MUST be 25 years of age or older, unless they are a child under the age of 18 AND accompanied by their parents. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. House Rules: We are excited for you to enjoy our home and create many lasting memories! In order to ensure a smooth stay and the continued operation of The Retreat at Crystal Beach, we ask that you follow these rules to avoid putting our rental permit at risk. Failure to do so could result in being prosecuted to the full extent of the law. Please also refer to the "Things to Know Section" for a more thorough list of the Rental Rules for this property. Quiet Hours: - The City of Destin requires QUIET TIME to be 10PM - 6AM for this residential property. Maximum Permitted Occupancy: - Per City Code, the Maximum Permitted Occupancy is 20 INDIVIDUALS. Exceeding the maximum occupancy limit will result in a fine from both local authorities and the host of $250. A breach of this rule will also result in the guest being asked to leave. Age Requirements: - You must be at least 25 years old to reserve The Retreat at Crystal Beach. Party Policy: - There are NO PARTIES allowed. This property is available for vacation rental only. Trash & Recycling Service: - On the east side of The Retreat, you will find 3 Waste Management Trash Bins and 1 Waste Management Recycling Bin. Trash will be collected on Tuesdays and Fridays each week, and Recycling will be collected on Tuesdays each week. - Holidays observed for Trash/Recycling Pickup are New Year's Day, Thanksgiving Day, and Christmas Day. Pickup will be on the next scheduled service day due to the occurrence of these holidays. Smoking Policy: - This is a NON-SMOKING property. If you smoke inside the home, you will be charged $250 by the host. There will also be an increased cleaning fee, and extra charges for any damages incurred from the smoke. Pet Rules: - Pets are NOT ALLOWED on this property. If you bring in a pet of any kind, you will be charged an additional $250 and will be asked to leave. Pool & Spa: - The pool and hot tub are USE AT YOUR OWN RISK with NO DIVING ALLOWED in each. The hosts are not responsible for any injuries that result from the use of the swimming pool or hot tub. - Children must be supervised in the pool area at all times. - No running. - The pool will be professionally cleaned every Tuesday and Saturday during the high season (March - September) and once a week on Saturdays the rest of the year. - Pool and Hot Tub controls are located on the edge of the spa. Open Flame Policy: - There is a NO OPEN FLAME policy for this property, including candles. The use of a candle or any type of flame outside the grill will result in a $150 fine. Refund Policy: - There are NO REFUNDS allowed for Weather, Natural Disasters, Power Outages, and other circumstances that are beyond our control. Towels: - Please wash beach towels and bath towels SEPARATELY. - Use dark towels to remove makeup. - Please DO NOT take bath towels to the beach. - When departing, please place dirty towels and bed linens inside the shower/bath tub. DO NOT TAKE OFF the mattress pad protectors. Grill: - Grill tools are available in the kitchen. - Use the grill brush (located in the grill cabinet) to clean the grill before and after use. - When using the grill, make sure it stays in an UNCOVERED area and is NOT backing up to the exterior wall. - If propane is running low, please notify us so we can provide a refill at NO EXPENSE to you. - TURN OFF propane valve when done. Parking: - NO PARKING ON STREET. The City of Destin strongly enforces this rule. - Maximum allowance of 8 vehicles on the driveway at a time. Bicycles: - Please ensure all 6 bikes are returned to their spot on the fence and LOCKED when not in use. - The codes for the bike rack locks will be given in the check-in information. Check-In & Check-Out: - Due to the size of this property, our cleaners require the full amount of allotted time to ensure the highest standard of cleanliness and sanitary guidelines. Because of this, there is NO EARLY CHECK-IN OR CHECK-OUT allowed. If you overlook this rule, the host reserves the right to charge $75 per hour past the Check-Out time. - If we receive word from our cleaner that the property will be ready ahead of the scheduled Check-In time, we will communicate to the guest and let them know the property is ready for them ahead of schedule.
